The minister said that the price of land plots in regions, with the "Complete City" status in terms of the land registration aspect, would increase since all plots now have legal certainty.
"The Bali governor and I have declared Denpasar as (having) a 'Complete City' status, the first in Indonesia. From 514 cities and districts, Denpasar is the first," the minister stated here, Thursday (January 26).
Some criteria for the "Complete City" status include the completion of mapping from the village and sub-district to the city levels, he remarked.
"All (land plots) have been registered spatially and juridically. In the spatial aspect, there is no overlap between one land plot and the others," Tjahjanto noted.
Complete coverage of land registration means not a single land plot in the city is missing from the local land registrar, he stated.
A "Complete City" would also have its land plot registration and measurement data uploaded on to the BPN system, thereby making the city complete juridically.
"In terms of the digitization (aspect), if (the data) has been inputted and is accurate, another 'Complete City' criteria had been fulfilled," the minister explained.
Tjahjanto said that cities, with complete land registration coverage, would benefit residents and investors, particularly in terms of land administration, for which the process has been digitized.
Residents can use the land certificate and its mortgage rights for economic activities, including developing an MSME (micro, small and medium enterprise), as their land plots have clear legal status, he remarked.
Investors will also enjoy legal clarity to invest in a "Complete City," and the land mafia could no longer exploit gaps in land registration, as all lands have been registered, the minister stated.
Meanwhile, apart from Denpasar, he said that other cities, such as Bontang in East Kalimantan, Madiun in East Java, and Bogor in West Java, have also achieved the "Complete City" status, and it will be officiated soon.
"Other regions will follow since we have 81 million registered land plots out of 126 million plots targeted, and we expect this to continue increasing," Tjahjanto stated.
