The need for housing in IKN is very large because the center of government (will be) moved there, followed by State Civil Apparatus (ASN) and defense and security officers as well as the general public.
Jakarta (ANTARA) - The Ministry of Public Works and Public Housing (PUPR), through the Directorate General of Housing, has highlighted the significantly large opportunities for housing investment at the new national capital (IKN) Nusantara.

"The government has really opened up opportunities for investment in the housing and property sector in the Indonesian capital city (IKN). The need for housing in IKN is very large because the center of government (will be) moved there, followed by State Civil Apparatus (ASN) and defense and security officers as well as the general public," director general of housing, Iwan Suprijanto, said in Jakarta on Monday.

The opportunity for investment in the housing and property sector at IKN Nusantara is very prospective, he added. This is because, as per the Presidential Regulation (Perpres) 63 of 2022 concerning details of the master plan for IKN Nusantara, the housing needs at the new capital are pegged at around 16 thousand.

Under Phase 1 of the housing development at IKN, 2,500 units have been built using the State Budget (APBN) and 3 thousand units have been constructed under the Government and Business Entity Cooperation (KPBU) scheme.

The government is also providing support for ease of doing business at IKN in the form of fiscal and non-fiscal incentives to investors, as per Government Regulation (PP) No. 12 of 2023. The incentives include tax incentives, special tax facilities and special revenues, and assistance in land provision and infrastructure.

"In building houses and various facilities, of course, you must pay attention to sustainability and the preservation of the existing environment. This is in accordance with the IKN development concept, namely smart and green," Suprijanto said.

The government remains optimistic that the housing and property sectors will continue to grow strongly, in keeping with the increasingly massive infrastructure development at IKN.

To increase investment in the property sector at IKN, the government has also continued to collaborate with several working partners, both developers and banking associations, through several policies for strengthening housing and property growth in Indonesia.

The Ministry of PUPR is currently involved in plans to shift the country's capital to IKN Nusantara through the preparation of a number of basic infrastructures.

In the housing sector, the ministry has built a construction worker's residence (HPK) at IKN as a temporary housing facility that can accommodate up to 16 thousand construction workers.

It has also built 36 units of ministerial position landing houses (RTJM) and started the construction of flats for ASN as well as Indonesian military and police personnel in the IKN Central Government Core Area (KIPP).

Property business actors can contribute actively not only in building houses, but also several other supporting facilities to help create a more inclusive urban ecosystem.

This is a golden opportunity for property development at IKN and creating a conducive climate for national economic recovery while opening jobs for the community.
