"As planned, two years after construction begins, the first 109 families will occupy the modern landed houses in the IKN," said Sudiro Roi Santoso, Deputy for Funding and Investment of IKN Authority, when asked about the IKN's residential preparations in Penajam on Tuesday.
The modern landed houses are built with an environmentally friendly and energy-efficient concept, in line with the direction of sustainable urban development, which is the beginning of life in the IKN.
The construction of modern landed houses not only provides housing, he explained, but also shapes the first community that will enliven the IKN core area.
"The construction is being carried out by PT Intiland Development Tbk, located in the IKN 1B planning area," he added, without disclosing the project's investment amount.
PT Intiland Development is also collaborating with the Chinese construction company, Camce, Beijing, to expedite the process and maintain building quality.
The development uses a Government-to-Business Partnership Availability Payment (KPBU-AP) where the private sector will begin the construction and followed by the government's payment in installments upon project completion.
"Once all permitting, design, and financing processes are complete, construction can begin in early 2026," he said.
He continued explaining that some of the land has been cleared, and access routes and basic utilities are being prepared for the modern landed housing complex, complete with supporting facilities.
Modern landed housing is a type of housing built directly on the land, with an architectural design that embodies modern principles in terms of form, function, and materials.
According to Santoso, PT Intiland Development Tbk's work contract to build 109 modern landed housing units is targeted for completion and occupancy in 2028.
